  1. I have a few other real estate books and read a great review of this in the LA Times, (thinking they have been right before). This book does have a few good ideas and resent them well. The one thing I thought Robert would cover is HOW he secures some of his financing and different financing options. It felt a bit self-serving when he devoted too much space to the legal service he uses and now represents. I may look at his earlier works before I buy again. I would really love to hear from others on definitive real estate investing books.


  2. The author structures most chapters around vague generalities. Each chapter contains several pitches to get readers to subscribe to the authors pay site for the "real" information. Secondly the author repeats himself so many times if you cut the book in half and gave each half to a friend neither friend would miss anything.
    The book is clearly a get rich scheme for the author akin to stuffing envelopes. The two stars it does get are for being semi motivational even though it lacks content.


  3. If you've never read a book on real estate investing, I would recommend a more seriously written book on the subject, not this get rich quick book. I have read Robert Shemin's earlier books and this is a rehash of them. Try "investing in real estate" or "the unofficial guide to real estate investing". These two books are very well written and don't make real estate investing sound like a late night infomercial, as, unfortunately Robert Shemin's books do.


  4. I have been reading these reviews and I just wanted to comment on them. I have yet to read this book but the topic is realistic. Flipping or wholesaling properties is very easy (once you have thoroughly researched your market), lucrative and legal. You can very well get properties well below market value. If you arrange the financing for your buyer and they have their exit strategy defined you can put them in the property without any money of their own. It is not some pie in the sky. It is the reality for many people. Granted you will not get the nicest property in the highest demand area, but you will get the property that has enough wrong with it to scare off the homebuyer who wants a pristine perfect house. There are two parts to the brain, the thinker and the prover, if the thinker wants to believe it impossible and think all the stories are made up, the prover will set out to prove them right. I don't know if this book has good info or not but the answers are out there and the deals are out there.


  5. A solid beginners tome. Gives good advice on how to drum up business. I always say if you can get a couple of good ideas form a book that help you make some money, you've got your money's worth. One thing I really like are the true story tidbits inserted every so often. I really liked the idea on p. 94 and have begun to use this one myself.

    One of the weaknesses of a beginners book like this is that all too often they dont explain the numbers. Real estate is all about the numbers. No formulas to help you determine if a certain deal is actually good or not.

  1. I got this book on a recommendation from a respected presenter on financial freedom here in New York. It gives you all the various options, but not only that, it shows you how to choose between all the options that are right for you. But even more, it shows you that becoming an Enlightened Millionaire is not a solitary pursuit-you must do it with others, and you must all grow together! And it shows you how you can grow successful together! But even better, it appeals to both styles of learning. You can read the left half of the book if you want the bare bones practical advice, or if you learn better in a story format, you can read the story of Michelle, a widowed mother trying to earn a million dollars in 90 days as part of a wager against her in-laws for custody of her two young children, and all the various methods she goes through and setbacks she endures along the way.

    Suffice it to say, you must read this book! It doesn't matter if you've already heard all the tools that this book has to offer. Reading the book is TRANSFORMATIONAL!!!

  4. Thank goodness I did not waste money on this book... I borrowed it from the library and read it. What a bunch of crapola! The irony does not get any more obvious than when they talk about being "enlightened" and "spreading wealth" than when Michelle swoops in on a poor demented lady and steals her house!

    Don't waste your money or time on this one...


  5. I've had this book on my bookshelves for about a year. When I began reading it a month ago I was overjoyed by the incorporation of Unity truth principles into a real guide to gaining wealth and helping others. I plan on starting a business within the next year and I purchased this copy of One Minute... for my potential business partner and Unity sister so that we will be forming and shaping the same buisness goals. Inspiring read!!!

  1. I had been investing in real estate by traditional means (i.e. bank loans) for over a year and having marginal success. I thought I had read every "how to" book on the market until I found Bill Barnett's. You always hear of his methods from other investors and in other books but never get a good layout of what YOU need to do to make it work. Using a few of the methods described in Bill's book, I bought a property 3 days after I put the book down and turned it for 22% in 5 weeks. I have been doing this for the past 4 months and re-read the book often as it serves as a good reference as well. The presentation of facts versus good fortune and other people's stories is what serparates this book from the thousands of others. There will always be risks involved with investing and there is no such thing as an "overnight" millionaire--but this book will certainly get you on your way. Highly recommended.


  2. I have to say that everything in this book is right on the money ! Especially the "pitfalls to avoid" notations in each chapter. As a novice real-estate investor, I have spent the last two years reading many RE investing books and attending RE seminars. This book holds most of the info that I've read and heard for over 2 years. It puts it in an easy to digest format. If your even considering buying real-estate, before spending thousands on seminars and the "get rich quick" schemes, I suggest you read this book and join a local RE investment group.


  3. Bill Barnett II has written one of the best books on the topic of how to succeed as a real estate investor. I'm always suspicious when a book says, essentially, "it's simple to make millions in real estate" -- suspicious not because I think making millions in real estate is complex, but because these books are generally selling something else (i.e. a seminar) or they are so simplistic they're embarrassing. While it's true, as some reviewers have pointed out, that Barnett excessively promotes his Web site and his seminar/coaching (it's somewhat alarming that publishers today allow so much of this), he nonetheless provides plenty of solid information that any adult could follow to success and riches.

    I read most if not all of the books on this topic to consider them for live author interviews on my Real Estate Investors Hour and most of them never make the cut. Few of them make it to my "favorites" list as this one has. Barnett also proved to be an excellent interview.

    There are too many good points in the book (including the author's 120 day program to success) to discuss all of them, but I'll especially talk about the author's point that you don't have to put your own money into real estate deals. I saw another reviewer who panned the book in disbelief of that point, but the reviewer is wrong. Barnett provides a credible script for seeking other people's money for investment purposes. And any of us who have done any real estate investing also have likely experienced the call from a distant friend or relative who asks, "If I send you some money, can you use it to buy real estate and pay me 10 to 12 percent?" And indeed we can . . . and we do. Anyone who doesn't believe that hasn't much experience with real estate investing. On the other hand, you do have to believe in the system and as Barnett points out you have to trust his script.

    I also like what Barnett has written because so much of it is consistent with what we teach our franchisees in Success Systems Training. We go into far greater depth and we do much of the work for our franchisees, but a franchise also costs considerably more than a book! And the same truth applies: Those who trust in the script and believe in the system and work it will succeed. Those who do not generally fail or struggle.

    I don't think you have to be "dumb enough" to make money as a real estate investor, or in this case to be "rich," but I do believe you must be "disciplined enough" to succeed. Most people are not. However, for those who are, this is one of the few books that can legitimately show you how to get rich as a real estate investor. And there's never been a better time to get started than right now!

  4. This book was recommended to me by a self-proclaimed real estate millionaire. Chapter 13 on making multiple offers was useful as was chapter 8 on rehabilitating houses. I made highlights in 17 of the chapters for later review. Some sections of the book were vivid and painted the detailed picture I was searching for and others did me no help. For the price I paid ($10) this was an average investment of my money and time.

  1. I have read many books and attended numerous seminars on a variety of subjects. There are two main challenges that I've observed with some of these: 1. The information (with facts and figures) is given in very large "chunks", which can be rather intimidating and time consuming, and 2. There seems to be an assumption of a prior base of knowledge, including a whole new vocabulary and vernacular, which many new students simply don't have.

    Karen Nelson Bell very eloquently and elegantly addresses these issues. Each 5 minute "helping" of each subject is easily digestible and includes a complete glossary of new terms as well as a "quiz wizard" that makes sure the lesson is fully understood and action steps taken before moving on to the next helping. Karen's personality and humor make creating a potential new source of income uncomplicated and fun.

    As a man and a very busy entrepreneur, I've got to say that even though it says "for women", this system is perfect for men on the go. It has given me a new perspective on real estate investing, and has removed any concern about economic climate.

    If you've ever wanted to look into the rewards of real estate investing, but had doubts of any sort - you owe it to yourself to buy this wonderful book.


  2. Too idealistic. The moon has to be aligned with Jupiter before some of the methods in this book work for an investor!


  3. I was appalled to read the purported review by Publishers Weekly. I truly thought the days when the worn out out down of female power by labeling it/us as "shrill" were over.

    But then I realized-- this means it really rang the reviwer's chimes. He -- and I have never heard a woman call another women shrill--would have felt no need to default to imitation and cheap shots if there were not something important going on here.

    For anyone who has read the book or spoken to Karen, this accusation needs no rebuttal. For those who dare to believe there can be a better way to get ahead than the "dog eat dog" way-- be aassured there is a better way, it is being done, and you will know in your heart if this is right for you.

    and for the record-- reviewers far more expert than PW have had glowing words for this book. And so do I.


  4. This book teaches you about Real Estate Investing in basic steps. The chapter assignments demonstrate the simplicity of the writer's strategies.


  5. I love this book! It was very informational and a lot of examples to go along with it, in addition to testimonies. It also mentions alot of real world mistakes and what routes not to take! When I first picked up the book and looked at the amount of pages, I started to put it down and read one of the other shorter books I had ordered along with it and tackle this one the following week, but once I started reading, I could not put it down. 5 KUDOS for Karen! Thanks you so much for the information and writing it from a Woman's Perspective!

  1. Robert G. Allen is a notorious and relentless internet spammer. If you should happen to somehow end up on one of his email lists like I did, he will send you several junk emails a day. Unsubscribing doesn't work, and trying to block the sender's domain is useless because the emails are sent from a different domain every time. The funny part is that the emails aren't even coded properly. They always show up as just a bunch of html code. Would you really take internet money-making advice from a guy who can't even code html properly? Anyway, his spamming practices are completely illegal and it's only a matter of time before the law catches up with him. But that shouldn't come as any surprise considering that mister Allen has been in trouble with the law before. He's had several run-ins with the IRS, lawsuits against him, and a chapter 7 bankruptcy. I would also stay away from his Nothing Down real estate methods. Many of those practices are illegal, and the president of the Nothing Down club in Atlanta wound up in federal prison because of it.   3. This was an all around decent book for someone desiring to get started in the real estate business. It has 30 short chapters focusing on getting into the real estate business with no money. One of which is called tapping the equity in your home. Nothing really new there. The book contains some good concepts but a lot was just common sense. If you haven't bought real estate before and don't no much about financing then this will open up your eyes to some concepts that you may not have thought of before. There is a chapter on why you should own property. One on negotiations, one on using partners and another on overcoming roadblocks to your success. There is also a chapter on how to retire in 5 years. All in about 280 pages that will go by quick.

    I think the most important thing that one could recieve from this book is that anyone can do it. It doesn't take a masters degree in economics to do this stuff. I think this book can give the reader a good basic understanding of how real estate and rental property works so they too can get involved. Just remember that positive cash flow is a must!


  4. There is really no middle-ground when it comes to Robert Allen. You either like his work or you think that his concepts are risky and/or far-feteched. I personally like Allen's approach to real estate from a novice standpoint. I have utilized many of his techniques to success. However, I do caution, once you get momentum, go to the next level and make money on the buy and continue to educate yourself on the right way to remain in real estate for the long-term. This will mean studying markets and having a long-term and short term strategy. This will mean that traditional closings have the place and creative real estate does not equate to illegal if done the right way with the right team - and can keep you out of trouble with your accountant. This will mean knowing the true cost of money (time value, strategy for each property, situation of the Seller, your situation and access to resources, etc.)

    As time progresses, I suspect that many of these practices will be regulated and closely watched. However, don't blame Allen - there are many financing structures that get sellers into becoming motivated thus these techniques are executed. Play close attention to his guidance on commecial properties, cross-collaterization, dream-teaming, and subject-to/lease option structuring - these deals are made every day.

    I never had a problem with Allen and as a matter of fact consider him important to the "master of your fate" outlook. He is now more or less an information guru because like so many before and after him - real estate is the impetus for improving your financial state to (a) start the million dollar business; (b) divesify and partner into different and larger properties, and (c) meet those who exercise advanced, long-term real estate strategies that lead to successful careers.

    Oh -- let it be mentioned: Robert Allen is not "breeding competition." He is well-past these stages, but is willing to share on some of his novice techniques to get you started.

    Good Read - Supplement it and Educate Yourself and you all will be well if the focus and desire is there. If not: Continue to blame Allen for trying to share pearls of wisdom at a modest cost.

  1. I first learned of the term Multiple Stream Of Income from Robert Allen the No Money Down guy. He pretty much coined the phrase all the way to the bank. I read his book a few years ago, it was the number one best seller on The New York Times Best Seller's list. I was so thrilled to get my hands on it I just knew that this was the long awaited manuscript that we marketers wanted to give it a test drive.

    It was a good read, however it had too many twist and turns and it cost a bit much at the time to implement his methods from just one website, and it was not the results I was looking for. I knew there had to be a better way for us new marketers to reach that illusive extra income stream.

    I begin to wonder, can you actually make multiple streams of income online? I continued my search for the missing pieces of the MSI puzzle that would put it altogether; With the many product offers that promises you the world if you would try this program, and use it with this technique, and you'll surely be on your way to riches.

  5. This books talks about multiple ways to earn income, ultimately leading to the goal of financial freedom. Having multiple streams of income is smart because it's risky to rely on one source when it could be taken away from you at any time, leaving you in the dust. Not only does the author talk about multiple streams, but if you are an employee, he talks about bringing value to your position. Keeping track of your finances and making every dollar count is also discussed. The idea is to create lifelong streams of income. The author also suggests to add at least one new income stream a year. What fantastic advice, which will ultimately lead to financial freedom. Wonderful book!!
