  4. I had the opportunity to preview this book just before its publication. If you are either running or starting a commercial real estate brokerage, this book is a must-have! I personally am using much of this book to take my relatively small real estate brokerage to a new level. Great ideas go along with many pragmatic and practical tips. I refer to this book often in my staff meetings.

I've read other books on asset protection, and often they provide such complex schemes for protecting your assets that there is just no way it applies to me. I liked that this book focused on the "normal" individual and clearly explained what LLCs and Corporations do, and how to use them.

  2. I worked in the CRE industry for a few years and found myself frustrated from the lack of clear easy to understand, detailed industry information available. Robert's Guide is the answer to that problem. The book is full of terms and definitions that are hard to find, but essential for anybody involved in commercial real estate. The explanations were thorough with insightful tips and recommendations to make a sometimes convoluted subject matter, easy to understand, digest, and make decisions about. I strongly recommend this book.

  5. This is a great little book that covers the basics from an experienced insider... It has a broad overview of the industry, discusses the basics of the different things an investor needs to know, some great tips on how things work and enough detail to get a new investor going successfully.

    I have invested for a while and have found the book valuable in filling some of the information that I have guessed about... I wish I had this book before starting. Thanks to the author for answering my questions in a clear and concise manner.

  1. Well done. And great timing. The only thing missing from this book is what most others lack - a detailed treatment of the evidence and extent of the real estate bubble, and guidance how to read changing market conditions. For this, I strongly recommend "Cashing in on the Real Estate Bubble" as a companion book. Cashing in on the Real Estate Bubble Together, both books should be all you need.


  2. My profession has lead me to read many, many real estate investing books and truth be told, most are mediocre at best -- this book is not one of those! I don't know either Ms. Patton, or Mr. Ryan, but I have read Ms. Patton's previous book and I think that this one is even better. In my opinion, Ms. Patton and Mr. Ryan have managed to put together a very timely, readable and informative book. Not just a rehash of the basics, this book offers information that actually advances the base of knowledge available to the average investor.

    In the spirit of full disclosure, I should say that I am an attorney, real estate broker, investor, trainer, and author of another unique and highly readable book on real estate investing that can also be found here on Amazon -- The WealthLoop Series Beginner's Guide to Building Wealth Buying Houses: The Foolproof Roadmap to Real Estate Riches Without the Risks and Hassles of Landlording.

    "Hard Cash In A Soft Real Estate Market," is a very good book that will jump you light years ahead of the average investor. I would suggest that you buy it if you are serious about making a success of real estate investing.


  3. Even if you are not a real estate investor you can understand these clear and structured techniques. You will learn strategies to take advantage of a good or "bad" market... and then, become an investor.


  4. This was not what I had hoped for. The real estate market is in a "Soft time" and I had expected some good advise for the current investment market. There is really none in this book. There are a couple of chapters on how not to be afraid to invest. One on seller financing and one on the subdivision development process. Nothing new or interesting or relevant for the individual investor.


  5. If you think books on real estate investments are dull and hard to understand, read MAKING HARD CASH IN A SOFT REAL ESTATE MARKET by Wendy Patton and Justin Ryan.

    Their "let's sit down together and we'll talk you through it" approach will inspire readers to get involved in real estate investing and will give them the necessary information needed to take that first step.

  1. Anyone working in the logistics and delivery field must read this book and keep it in your library. The book is all-inclusive so you don't need lots of others. This may help justify the high price.


  2. I used this text in a graduate logistics class, and while clearly written and suitable for beginners, it is also excellent for more advanced students. The eighth edition is very current with discussions of topics like JIT, JIT II, and early RFID technology (although much has happened in the last year in RFID, already making the text somewhat dated in that regard.) I found that the case studies were well written and the real world examples cited in the book were well conceived to illustrate the intended points. Learning goals and reviews were useful, and while I did not use all of the reviews, the ones I did use assisted my comprehension of the material.

    This book is great for an aspiring logistician or someone already in the workforce as a logistics or supply chain professional. This is definitely one of the best texts I have been exposed to in my graduate business classes, and I firmly believe that it would be equally useful in an upper level undergraduate class as well. I deducted one star not for any shortcoming of the book per se, but because of the outrageous price, which is, of course no fault of the author.


  3. So far this has been the best reading textbook I've ever had. Of course, I'm biased since it is in the specialization area of my Master's Degree, so the material interests me. 1/2 way through the course, and learning alot from reading this book. Highly recommended.

  1. I enjoyed the book and read it in 1 day. It provides a frank, no-nonsense intro to commercial (apartment) investing. What makes this book stands out is that it simplifies a great deal of the jargon as well as admonishes critical pitfalls in commercial real estate (CRE) investing. A must read for any inspiring CRE investor!


  2. I agree with the book's title, and found it to be just right for anyone who, like me, is perched on the brink of jumping from residential to commercial investment properties. One of the most important things I learned from the book is how to avoid wasting money and time during the search phase. Monica has given me the knowledge and courage to make the leap into new geographic markets where the cash flow yield is more favorable, rather than trying to stay close to home where the real estate is pricey and cap rates are relatively low. Monica tells it like it is based upon her own real experiences! (Also, she responded to my email with a very informative reply within a day!)


  3. It all became clear to me once I tripped over the twentieth punctuation or grammatical error. What publisher would let this book be sold without a decent proofreader? Ahh, self-published. Grammatical errors bother me more than they should, but what does it communicate about the content? The author has made millions in three short years, and has decided that although she is still learning, this is the best time to write a book for beginners. She also started her own TV show or infomercial (it's not completely clear), seminars, and offers herself as a mentor! Oh, and there's a blog here on Amazon.

    I'm sure she is getting very wealthy. The hubris involved in naming this book, as well as the seminars and mentoring, is staggering. I'm new enough to this that I can't evaluate the content. But I know I can't completely count on it. Just look at that punctuation!


  4. What an easy read, couldn't put the book down. This is no dumb blond. She is honest with what she says, and thorough with the info. best of all as i said an easy read, while being technical. This woman is gifted. I am inspired and excited knowing that commercial real estate takes work, but the returns justify the amount of work involved. This book needs to be read and then read again and work with it... develop an outline for your self with her instructions, and get to work..... and forget luck, need luck resort back to her book.... after all luck is only the end result of good preparation and hard work....


  5. I have read several investment books this summer. This book had lot of grammatical errors but did reveal a real life view of the author's success. Unfortunately, besides the apartment condo conversion there was not a lot of more specific examples or experiences. I was expecting to hear a little about shopping centers, office space among other things. The "Best" is a bit exaggerated to say the least.

  1. It is a good book for novice investors to review their basic knowledge on forclosures.
    It looks like this book was written a while back and then briefly updated. Or maybe it is good in the midwest and lower priced housing markets.
    Here in California almost all of the defaults have higher loan balances than equity.
    also homes are on the market so long that the length of time to resell might wipe out the $20,000-$30,000 projected profit.


  2. This is very much a beginner's book, so if that's you, you might want to consider buying it. Exceptionally important (to me) is the fact that the author takes the time to discuss the psychology of working with pre-foreclosure sellers and the importance of empathy and ethics in putting deals together.

    Ms. McGee goes over all of the basics from locating properties to financing alternatives. One thing that's comforting is the fact that the author is an experinced industry insider with years of knowlege and experience in the field. A person like that is sure to have some valuable nuggets to pass on, which she does in an easy to understand style.

    In the spirit of full disclosure, I should say that I am an attorney, real estate broker, investor, trainer, and author of another unique and highly readable book on real estate investing that can also be found here on Amazon -- The WealthLoop Series Beginner's Guide to Building Wealth Buying Houses: The Foolproof Roadmap to Real Estate Riches Without the Risks and Hassles of Landlording.   4. This is a great book for people starting in the foreclosure business. It gives the basics and then gives Foreclosures.com's spin on how they do business. I would have liked to see more on how you can use the website to start your business, but I guess that is covered when you join. Good starter book.


  5. The book is excellent, and provides some powerful insight to Pre-foreclosure investing. Alexis is straight forward and to the point on this subject. Alexis is also extremely passionate about what she does, and very motivational. I anticipate reaping great rewards from the techniques she has provided in her book, and I don't plan on "selling my soul" doing so. Thanks Alexis!

  1. This book is great for somebody looking to find the 'big picture' in real estate, with some very helpful thoughts to guide decisions. Working in real estate, I have already used much of the advice in this book with my real estate clients with great success. Though not all thoughts apply to my area, the book as a whole was a great read.


  2. This book is very informative about how to change your thinking as well as your practices when it comes to real estate. Very great book for a begginner investor.

  4. This is one of those books that actually accomplishes what it sets out to do. For anyone who has ever watched Trump's show, you know Mr. Ross as the quiet man who gives spot-on advice (which Trump doesn't always heed--too bad!). Mr. Ross is great not only at story-telling but also at gleaning lessons (life lessons) from his and others' experiences. He shares those in this book without being too preachy. While it's quite clear his background is solidly in NYC, he does a good job in expanding his lessons to other parts of the country. This book is a very good read!


  5. 2 July 2008 - This is on par with Rich Dad and the best book I have read about Real Estate. He had practical advise that while not easy to do it was easy to understand. Like Ross says if it is easy to do then there are not a lot of profits in it.

  1. This book has convinced me to start focusing my energies towards commercial real estate investing vs. residential investing. The author has experience on both areas and has written books on both commercial & residential investing. His experiences and college lecturing convinces me he is a reputable source. He doesn't make any crazy get rich promises, but provides a good frame of reference to operate from which include finding property, finding tenants, factoring whether it is a good buy, and financing etc... I can't wait to put the ideas to work. I recommend the book to any one curious about getting started in commercial real estate investing. In fact, I'm buying a copy for my father-in-law who only invests in residential rental homes.


  2. This accessible book gives a clear, comprehensive view of commercial real estate investing. Very useful!

  3. As a newly minted real estate agent, I bought this book to start learning what I really need to know about real estate, other than what is required by law, and this book does a good job at hitting on important things that a real estate agent should know.

    Two things that bothered me though, are first, the author (as I believe I understood it), only worked in real estate for four years and is now retired from real estate. If the advice she gives about how to be a successful real estate agent is so good, how come she no longer practices, after only doing it for 4 years?

    Also, the product description on Amazon listed many topics that were the content of this book. Some of those topics were covered by 2 or 3 sentences which was not enough depth to do them justice. Also, where was the part about the vehicle and insurance...I must have missed that. I'll read the book again and see if it is there, but I don't believe it was.

    On the positive side I appreciated what the author had to say about keeping a positive attitude and being an ethical real estate agent. I do recommend this book as a good starting point for a new agent as you will be able to create a list of things you need to further investigate for your new career in real estate.
