- This was the most reader friendly, helpful book I have ever read. I have very little knowledge about the mortgage industry, but this book taught me all that I needed to know. I was much more comfortable walking into the mortgage company and able to ask important questions I would not have know to ask before. I also loved that the book went over every step of the process toward homeownership. Mrs. Khalfani-Cox explained how to prepare yourself and your finances before you looked for a home. She then went over what to do when you were ready to look for a home. As though she had not helped enough she also explained what to do if you are one of the more less fortunate people that ends up in forclosure. No other book out there has done this. Lynette Khalfani-Cox is the greatest.

- Being a full time investor myself - I am always reading other people's books to see if they have an angle to make a project more profitable or an idea that I have not used myself yet.
In David Lindahl's book - I found that it had some good fundamental advice of what types of markets to invest in as well as leveraging other people's time so that you can focus on your own highest and most productive use of your own personal time. Being involved in many multi-unit investments myself - Dave did acknowledge and cover some of the largest pitfalls that one can get into with these large buildings.
However, I did find it a bit discouraging that someone with so much experience is suggesting that complete novices purchase large multi-unit buildings to start with - especially since they have no experience with the fundamentals of investment real estate in the first place. Of which, Dave developed with his single family properties and then moved into larger units which gave him the knowledge based on previous experience.
From Dave's perspective I can see how someone with his experience (starting with single family homes)- could view this today as easy and that even a beginer could do it.
I honestly don't believe that most people - especially beginners, should buy such large complexes to start with. As profitable as they are for experienced investors, one needs to understand the basic fundamentals first. This sounds like the 'get rich quick' type of marketing to beginners that gets people into trouble very quickly.
This book is best suited to someone who has previous experience and is looking to get into larger deals - not beginners. Even for the experienced investor - this book only covers the basics of multi-family investing and it not a technical book. It is more of a promotion for Dave's courses, which may be worth the investment for someone who already owns investment real estate and wants to get into bigger projects.
- Awesome! Wish I had read and applied this book 2 years ago...before the market started its crash. As the owner (once proud) of 45 homes...some appreciated 100% in 2 years -- but due to market cycles -- now I am wishing I had a crystal ball. Well Dave gives you the understanding to have your own crystal ball!
- This book is the BEST I have read in a very long time regarding market timing entrance and exit based on US geography. Dave is an "expert" investor that speaks with authority on the subject. As I read along I realized all the mistakes I have made over the years. If I only had this book 5 years ago! Great job Dave!
- Several years ago David Lindahl was a eager young student of Marc Garrison the author of "Unlimited Real Estate Profit". David even appears on Marc's 21 DVD course. What David has done with his new book is to rip off Marc's work on emerging absorption markets. You should go to Marc's website narei.com to find out more. I would encourage you to read his website selection "The Fifth Migration" and "The Garrison Cycle". Marc started investing in 1978. His profit from his real estate paid for 2 undergraduate degrees, an MBA, then he started work on a Ph.D. in real estate economics. That academic study led him to an understanding of which markets to invest in, which ones to hold in, and which ones to sell in.
I met Marc on one of his BuyingTours. Talk about fantastic. For the past 22 years Marc has knocked home run after home run in 18 new absorption markets. In July of 08 he will open up his 19th emerging absorption market. If you want to be sold / telemarketed contact David Lindahl.
I far prefer Garrison's style - when you call you can talk with Marc if he is not busy. But, if he is busy he will personally call you back as soon as he can. I have studied under 7 or 8 Gurus to date. Marc is the only one that I have ever been able to personally talk with. Marc is a breath of fresh air in the sweat shop hard core telemarketed snake oil sales routine.
- My god...I read entirely too much!! Now, I'm not going to lie to you and say that Dave doesn't plug his bootcamps and stuff however, I can honestly say he is the real deal. The dude knows his stuff!! I think the title, "Understanding Real Estate Market Cycles and How To Profit From Them", would have been a little better though.(but what do I know)
Nonetheless, it's a great book and a good introduction to Dave and his methodology.
Can you read his book and then go out there and do it? It depends truthfully. Are you the type of person that needs someone to hold their hand and walk them around the block to show them the scary spots....or are you the type that can realisticlly pull themselves up by their own bootstraps and is willing to stumble a little?
Personally, I'm an active real estate investor in both SFR and multi-family units (duplex, tri, quads) and I still go to seminars and learn the ropes before venturing too far out.
Hey...in a nutshell...BUY THE BOOK READ IT DO IT!! Geez, it's only $20 bucks.

- While I don't know Mr. Bronchick, I have been familiar with his training programs for several years and have found them to be of value. As for this particular book, I can't say that I found anything wrong with it -- it is chock full of the time-tested truisms that I've been reading in real estate books for years. If you've never read a book on basic real estate investing this wouldn't be a bad place to start -- I say buy it.
In the spirit of full disclosure, I should say that I am an attorney, real estate broker, investor, trainer, and author of another book on real estate investing that can also be found here on Amazon -- The WealthLoop Series Beginner's Guide to Building Wealth Buying Houses: The Foolproof Roadmap to Real Estate Riches Without the Risks and Hassles of Landlording. It's part of the "WealthLoop Series" and it comes at the issue of "defensive real estate investing" from a fresh perspective that many readers are profiting from nationally.
Might I suggest that you consider buying both Mr. Bronchick's book and the WealthLoop book in order to get a more complete picture of "defensive real estate investing."
- This book goes past beginners and average investors. There are some great strategies for the advanced investor.
Bill's and Gary's advice on LLC's and c corps. was worth the price of the book alone. I talked to my cpa and their advice will save me $8000 this year.
From the book I found out I was paying to much for all my real estate investments. This book showed me what not to do.
I did enjoy the real live stories also.
Bonus, in the back of the book there are very helpful real estate forms.
- What most impressed me about the book is how they kept the discussions and lessons lively. This made for a much easier read rather than some dry treatise on the subtleties of real estate investment schemes.
The "pop up" style comments by Gary added a break in the proceedings to allow the reader to gather his thoughts and distill what was most important in the particular section.
And, hey, it's a down market, but the book addresses all market conditions and the decision making required in all cases. I echo the sentiments of others that it is as good a place as any for real estate investors to start, and adding techniques that some seasoned veterans have overlooked.
Go buy it!
- This is one of those books like "Think & Grow Rich" that will be a classic in its field. Bronhick & Licata share little "how to", but instead focus more on the practical, "in between the lines" advice about investing. This is one of those books that is the glue that holds all the other "niche" books together, putting real estate techniques into real life perspective from a profit or business standpoint.
Great stuff on cash flow. As a landlord, I can tell you that their formulas are right on the money. I liked the "don't get rich quick" advice, and particularly realistic goal setting. The "WOB IN THE MOB NEAR THE BLOB" is classic (got to read it, I don't want to give it away).
This is required reading for beginners, highly recommended for all Real Estate Investors of any level.

I got my license in July of 2007 and have clients and referrals...and am having the time of my life! No door-knocking, no cold-calling...no pestering strangers. Just living by the Golden Rule (which I've taught my kids for nearly 20 years) and being a "soulful" person.

Jennifer Allan brings a fresh approach to selling in this updated second edition of her book "Sell With Soul." She encourages those entering real estate as a career to consider respect, competence, enthusiasm, and confidence as the cornerstones of success and principles for maintaining self-respect.
The book is filled with stories, examples, and valuable information for those considering real estate as a career and for those who are just out of real estate school ready to take the next step in their career.
I found the table of contents exceptionally helpful as it is extremely complete. Chapter titles are "catchy" but clearly worded to describe the content of the chapter with additional subtitles which outline the information included. This is helpful in reviewing or rereading topics of special interest to the reader.
Jennifer includes an emphasis for the "socially uncomfortable," the introvert, or the shy. She discusses their first open house, steps to finding that first buyer, as well as walking through the steps leading to a contract of sale.
The format of the book includes important side bars. Jennifer writes using the basic vocabulary of the industry with clear and helpful definitions for many of these terms. Throughout the book are a number of Jennifer's blogs which give insight into her enthusiasm and her unique philosophy of selling and client relationships. I also found the inclusion of contributions by colleagues, or guest authors, added an important element to the book. These contributions reinforce Jennifer's strategies, and her career philosophy.
The chapter on career development is of special significance to those just starting out. These solid suggestions can be adapted by the veteran agent or broker as well. A comprehensive appendix provides sample checklists, resources and a list of those who contributed articles in the book.
"Sell With Soul" by Jennifer Allan is a book that should be presented to every graduate of real estate school or by every broker signing on a new agent. Veteran agents and brokers will find the book a refreshing stimulus to moving on to a new plateau in their career.

- I've been looking into the possibility of real estate investment, but I got concerned about a number of things, including capital gains taxes. When I first saw the title, I was afraid that it was another "get-rich-quick" book. I was delighted to see that it wasn't. The book focuses on how to reduce your taxes legally and how to plan your real estate investments. I appreciated both emphases.
I had never realized that my retirement account could be a source for funds for investing. The book provides careful and detailed advice about the possibilities, limitations, and the pitfalls of doing that. I'm also new enough to real estate that I'd never heard of 1031 exchanges or installment sales before, but those sections were especially clear and in depth. I'd heard of trusts, of course, and was impressed by the wealth of material provided. Another helpful feature was the numerous case studies. I learned a lot from this book.
This isn't a book that you'd pick up for an evening's casual reading, but it is clear and detailed. If you're looking into the possibility of real estate investment, I'd recommend it.
- This book was well written, straightforward, and easy for the layperson to understand, as well as someone familiar with the real estate industry. It introduces the reader to real estate terminology and outlines a number of strategies to legitimately increase wealth through real estate. It gives in-depth information on the 1031 exchange, charitable trusts, etc. The author takes excerpts of the tax law to supplement the strategies he outlines, which is helpful and indicates the validity of his suggestions. - With the recent housing market slump, Brian Kline offers readers advice on protecting their investments while still turning a profit. He effectively uses existing tax codes to teach readers how to accumulate wealth through real estate investments. His methods and advice on using such strategies, like the 1031 exchange, are conducted within the legal limits of the law.
Many times, the topics discussed quickly become boring with legal jargon an industry talk. While some of this is necessary, Kline does a nice job of mixing in real-life examples. He accompanies these examples with charts and "the math" completed so the reader can easily understand the topic of discussion. Throughout the book, he offers several case studies of industry leaders using several of the topics he discusses. These offer real world application for his advice.

- Despite the roller-coaster ride that is better known as the real estate market, real estate in and of itself remains - even in these volatile times -- a sound and practical investment. The trick -- explains author Brian Kline is his illuminating book "How to Pay Little or No Taxes on Your Real Estate Investments" -- is to know how to make your money work for you in the smartest possible way.
Not necessarily an easy read, but definitely an important resource for both the layman and professional - I give this book high marks not only for the time Kline spends explaining the ever-so-confusing tax code system into a concept as simple as "tax-code knowledge and application = profit" but also for his thorough examination of the multiple methods available for deferring or eliminating taxes to fit the reader's specific needs, goals and objectives.
Furthermore, Kline does a great job of personalizing all the legal and technical jargon with a nice mix of real-world examples. Even going so far as to include several case studies offered up by many of today's real estate big shots who use the principals outlined in this book.
Of particular interest to me was Chapter 9: Wealth Goals and Strategies, in which Kline addresses such topics as Passive vs. Active Income, Risk Limits and Getting Started Strategies. It's true says Kline that with the accumulation of wealth comes experience and knowledge. But how does the novice get to that point? This book will show you how. Kline goes on to note that an experienced investor will recognize a misrepresented property or profits. The experienced investor likely has a feel for business cycles and is better suited to optimize the buy and sell timing. Chapter 9 alone is worth the price of admission. Remember, every individual has a different tolerance for risk. The key is not taking risks that you cannot afford.
Also of particular interest are Kline's explanation, demonstration and practical application of Individual Retirement Accounts (IRA) and how they can be used to acquire and - more importantly -- shield wealth. According to Kline, IRA's can be invested in anything the owner believes will bring a good return on investment. And anything that brings in a good return is a good thing.
Now I freely admit that if you're a novice investor like myself, its easy to get derailed with the never-ending use of acronyms, technical and financial terms. My advice to you: read and re-read. Familiarity breeds confidence and this book of knowledge contains all the secrets you need to translate that first real estate purchase and turn it into the cornerstone of a real estate empire. Donald Trump could pick up a hint or two as well.
Kline points out that "...Historically, real estate outperforms the stock market's" and that "...Real estate investing can be one of the surest and most dependable methods of systematically acquiring wealth." If that is true - and I certainly believe that it is, then Kline's book, "How to Pay Little or No Taxes on Your Real Estate Investments" is certainly a step in the right direction.

- I purchased a duplex 18 months ago and a triplex 6 months ago. I wish I had this book then. There are several things I would have done differently and many of my questions would have been answered. It's a great book for a starter. I give it only four stars because it gives little description on closing costs of properties but besides that it is excellent for people purchasing 1 to 4 unit properties. Tip: This book is at the library for free.
- This is a beginner book on real estate investing, it covers all the essentials, but in a very boring school textbook style. It is so generic and so ultimately forgettable, there is not one piece of information that isn't covered in any other REI book with better insights and more detail.
- If you want a no nosense book about Real Estate Investing this is the book for you. No fluff, just basic things you need to know in order to be successful. I recommend this book highly.
- Like most Unofficial Guide, this is no nonsense, yet authoritative and useful. I would recommend this book for first time investors in real estate or even for people who may have done some investment in the past but want to become serious in real estate investment.
Book is dividied into 7 major sections - Understanding Real Estate as an investment, Secrets of real estate investing, Mastering the Market, Setting your investment goals, Putting your money on the line, property management essentials, Facing your fears.
I think most initial investors (prime target audience for this book) will find section 1, 2 and 6 useful and something they should read as part of their preparation for starting a real estate investment career. Other sections are well written and will probably be used more as reference as opposed to an end to end reading during the first skimming through the book.

When I first entered the real estate market, I was a novice investor. I found this book to be very helpful and insightful and gave me a good solid vocabulary enabling me to converse intelligently with the Real Estate agents I was working with. I am now a full time Real Estate Agent specialing in commercial real estate and I continue to recommend this book to my customers with little background in Real Estate investing and purchasing.
If you are a seasoned investor with many purchases in your background and portfolio, then this book may not be for you. While you may or may not be aware of the many calculations and insights this book offers, I believe it is still a worth while addition to an investors library.
If you are new to Real Estate investing I highly recommend this book. It contains many helpful calculations and insights to give you a good solid background of what you need to know to invest in real estate.
The calculations are real world examples used in practice by both Residential and Commercial Real Estate Agents. It offers topics on Creative Financing, Property management as well as an overview of the various types of Investment properties.

- I first read this book in December of 2003. I went to my first absorption market (explained in the book) in March/April of 2004. Simply stated:This works! In the chosen market I went to (JAX, Florida ) I have purchased 20 single family homes. I live, however, in California. I have been able to follow concepts in the book to "Live where I want, and invest where it makes financial sense." If one can grasp the innovative potential of the concepts and information from this book then large financial gains are obtainable. The book is a guide on where and how to do it but it is up to the proactive reader to follow through and get it done.
- He offers some speculating advice and that's about it! The rest of the information is very basic knowledge and about education services he provides which can be bought for a fee. The author appeared quite arrogant throughout, even going as far to name the standard real estate cycle after himself! There were a lot of "I did this!" and "I did that!" and "I'm so wonderful to help people!" This book is not worth your time, unless you enjoy reading the advertisement section of the newspaper, only without the fancy pictures and print.
- Mostly be aware of the numerous 5 star reviews for this book.
This book is so lacking that it doesn't even suit the novice.
This book is a tout for the authors web site.
Usually one can ignore the frequent mention of the authors other collateral such as his experience, websites and seminars but this book is so absent of answers that it's title procliams that you have to believe the book was written soley for promotion and not knowledge.
How shallow is this book? Consider this; if the key board that I'm typing on right now where to explode and the keys were to stick to my ceiling, the letters would form better advice about Unlimited Real Estate Profit than this book.
Seriously, there are other books that are far better on this subject.
- I purchased this book less than a year ago and using the advice of the author I have made enough money in real estate investing to quit my job and do it full time. I have read dozens of books on the subject and found this to be by far the most helpful. It is easy to read and gives a lot of specific, useful advise.

- One of the best books I've read on tax liens and tax deeds/government foreclosures. You don't buy this for bank foreclosures but for government foreclosures (which is often more common in some areas). I used this in time for Arizona auctions (occuring in late Jan and Feb) and so far the checklists and strategies hasn't done me any wrong. The maximum returns in Arizona is roughly 16% but you bid down to win. I was able to secure an average 13% on the tax lien instruments.
Some of the helpful things I liked were as follows:
(1) Online web resources that gave updates on upcoming tax auctions
(2) Tax lien calendar in the book that shows approx month each state holds their auctions.
(3) Easy to read and understand without any technical or law jargon.
- I should have spelled that 'concice' to match the book! This book was straight to the point (less than an hour to read) but had lots of grammar, spelling and sentence structure errors. One paragraph had three errors in it! If you can get around that, plus the fact that this book is really more like a booklet, you'll find that it's ('its') loaded with great information!
- The foreclosures covered in this book relates to tax deeds. Basically you could own properties for one tenth the price. The things I liked about this book were mainly that...
PROS:
a.) It's written by an investor. According to his bio page, he actually invests in tax liens and foreclosures. It's not a person who writes for a living and cares about proper grammar structures, but actually someone that has experience in what he's talking about.
b.) The book is for the average Joe. Some of the foreclosure books I've read took 3-4 chapters in before you learn anything. Some books don't even tell you how to do it, they just tell you how wonderful it is to be rich and being able to invest.
CONS:
a.) I think the web site for the book could be better designed. Not really a fan of white text on black background. But heck, it's free and you don't have to pay anything extra to get updates.

- I would recommend this but there is a newer version of the Ultimate Foreclosure Kit, which is the Complete Guide to Real Estate Tax Liens and Foreclosure Deeds: Learn in 7 Days-Investing Without Losing Series by the same author. You should search by the ISBN number (0978834682) to find it. Found that out the hard way. I suggest getting only one of the books rather than both.
- This is a simple get-it-started book. Worth the money. I use it as a bedside reading reference on my journey into this subject. It got me very interested to learn more!

- I like the concept, and his maxims in the opening pages are very good. The author does a bad job at delivery though, often talking about examples in buying beachfront California party. While he made great investments at a great time 50 years ago, I don't have $2M+ to go buy a condo on the beach in California. He sort of uses best case scenario examples that aren't applicable to most investors' markets. This is one of those books the has several good ideas padded with pages and pages of fluff. Would make a great 10-15 page special report, but as far as a book is concerned, nothing great.
- This book tells you should buy properties that really have potencial for earning value in the future. The author is an authority in valuing properties, and he is a self made millionary buying properties for rental. He speaks through his experience and knowledge. This precisely is the value of this book. Excelente book that give you guidelines to evaluate if you should buy a property in terms of its potencial. I recomend for anyone interested in investing in real state.
- Schumacher is the Warren Buffet of real estate investing!
Whether you are dreaming of getting started or already owning multiple properties, his homespun, low-key, common sense based approach is right-on. Not only is he a real estate pro in an academic sense, he has put it all into action himself.
His Get-Rich-Slow approach is refreshingly absent of hype....it all seems so easy! It is! You just have to do it - and that's the problem - YOU now have to take action, and have a patient approach, and it will happen.
I've bought this book for a couple of friends who are still on the starting blocks, but in my life buying hundreds of business books, I've never come across such a good resource.
- The authors advice is extremely outdated for one. Prices, financing and sophistication levels of sellers have reached light speed since the author started investing. He is not a very good author to boot. Disorganized and scattershot would classify his writing style. If you like listening to Grandpa talk about the 'good ol days' then maybe this book is for you.
